Waterville Developer Matthew Boulerice Honored for Transforming Central Maine’s Housing Landscape

WATERVILLE, ME – November 5, 2025 – The Central Maine Growth Council has named Matthew Boulerice its 2025 Developer of the Year, recognizing his decade-long commitment to turning neglected properties into vibrant homes and commercial spaces. Boulerice, founder of Boulerice Management and New England Realty Group, accepted the award at CMGC’s Annual Meeting on October 20, 2025.

Since founding Boulerice Management in 2015 and New England Realty Group shortly thereafter, Boulerice has led more than 125 redevelopment projects across Maine, breathing new life into neglected properties and creating modern, energy-efficient housing options. His work has enhanced the region’s real estate market while supporting workforce housing needs and encouraging further private investment.

As a recent project, the 80–88 Elm Street redevelopment represents a transformative $1.7 million mixed-use investment directly abutting Waterville’s core downtown district—an area that has undergone more than $200 million in public and private investment in recent years. The project converted a high-vacancy, code-deficient property into a vibrant, well-managed building featuring 22 quality residential units and new commercial leases. Supported through a Tax Increment Financing (TIF) district and a Credit Enhancement Agreement with the City of Waterville, the redevelopment strengthens the downtown housing market, enhances neighborhood safety, and exemplifies how targeted public-private partnerships can catalyze sustainable urban revitalization and expand access to clean, affordable housing.

Originally from Scarborough, Boulerice and his wife, Tori, along with their daughters Alexis and Lillian, moved to Waterville five years ago and quickly immersed themselves in the community. Boulerice, who earned his real estate license shortly after graduating from high school, brings more than a decade of entrepreneurial experience and a passion for reinvestment in Maine’s communities.
