Waterville, ME, March 10, 2025 – Central Maine Growth Council is pleased to present its annual 2024 Developer of the Year award to Manor Gardens LLC and Arcon Realty, a sustainable and community-focused townhouse-style housing complex in Waterville. The award was presented at Central Maine Growth Council’s Annual Meeting, sponsored by Kennebec Savings Bank, Central Maine Motors Auto Group, Huhtamaki, & Bricks Coworking & Innovation space.

Located in Waterville’s North End, Manor Gardens offers modern and sustainable living, featuring a mix of two-bedroom townhouses and one-bedroom apartments. Phase One of the development, now complete, includes 9 buildings with 20 units, while Phase Two will add the remaining units. Spanning 24,000 square feet, the development boasts premium amenities, such as in-unit laundry hookups, energy-efficient heating and cooling systems, and free on-site parking.

“Manor Gardens is a shining example of responsible and forward-thinking development in Waterville; its modern design, energy-efficient features, and prime location address the growing demand for quality housing while enhancing the vibrancy of the North End,” stated Waterville City Manager Bryan Kaenrath. “Arcon Realty’s dedication to sustainable and accessible living solutions has made a significant impact on our community, and we are deeply grateful for their contributions to Waterville’s growth and vitality.”

The project was spearheaded by Manor Gardens, LLC, co-founded by Mike and Joie Curran and Art and Connie Turmelle. The Currans bring over a decade of property management experience, while the Turmelles have spent 35 years providing high-quality housing in Waterville. Together, they have created a residential complex that balances sustainability, affordability, and modern living.

“Manor Gardens reflects our belief that housing should be more than just a place to live—it should inspire community, sustainability, and comfort; every aspect of this development, from the energy-efficient systems to the inviting outdoor spaces, was designed with residents in mind,” elaborated Art Turmelle. “Being named Developer of the Year by Central Maine Growth Council validates our commitment to creating homes that enrich lives and strengthen neighborhoods.”

The new units are designed to meet the needs of a diverse group of renters with attractive price points and distinctive floor plans. The proximity to local restaurants, downtown Waterville, and easy access to I-95 and College Avenue makes Manor Gardens an ideal choice for commuters and those looking to enjoy the best of central Waterville living.

“Manor Gardens is a testament to Arcon Realty’s leadership in addressing Waterville’s housing needs through innovation and sustainability; this development not only provides high-quality, energy-efficient homes but also fosters a sense of belonging with thoughtfully designed communal spaces,” states Central Maine Growth Council Assistant Director of Economic Development and Strategic Projects Gabe Gauvin. “By setting a new standard for residential living, Manor Gardens LLC and Arcon Realty have significantly enhanced the city’s housing landscape, and we are proud to honor their achievements with the Developer of the Year Award.”

Manor Gardens solidifies Waterville’s reputation as a thriving and livable city, and Arcon Realty’s recognition as Developer of the Year underscores its commitment to sustainable, high-quality residential development. Central Maine Growth Council thanks Arcon Realty for its contributions and looks forward to further development from the region’s 2024 Developer of the Year.
